Facilities Maintenance

Tinker Air Force Base, OK Military Family Housing Maintenance

KIRA provides maintenance for 694 military family housing units, over 120 acres of common area which includes creek banks, four playgrounds, two recreational fields, twenty park benches and two bus shelters.

Our construction and facilities maintenance requirements in this contract include painting, janitorial, general maintenance and HVAC service and maintenance. KIRA has fulfilled 1,500 change of occupancy requests at Tinker Air Force Base, averaging 32 a month. KIRA has cleaned over 103,000 square yards of carpet, painted over 8 million square feet of walls, installed over 62,000 square feet of tile and 36,000 square yards of new carpet, performed 2,017 emergency service calls, 6,705 urgent service calls and 12,722 routine service calls. KIRA also operates a full service self-help store which includes loaner lawn equipment and self help materials.

Additional projects outside of the contract include:

  • Upgrade electrical grounding in 694 military housing units, which was completed 45 days ahead of the government's required completion date.
  • Construction project to replace dryer vent ducts in 204 military housing units, which was finished 90 days ahead of the government's required completion date.

Naval Weapons Station Charleston, SC Military Family Housing Maintenance

KIRA successfully met or exceeded all SOW requirements, while accomplishing 100% completion of Preventive Maintenance requirements that had not been successfully accomplished prior to KIRA's arrival. We are the only contractor to ever have successfully completed all PM's on HVAC systems during the extremely tight 60 day specification. By working 7 days a week with 10 two-person teams we were able to complete all the PM's without a single failure. Performance has been unmatched by any other contractor at Goose Creek.

KIRA obtained the highest award fee score (97%) ever given to a contractor on the Navy Housing Maintenance Contract.

Patrick Air Force Base, FL Military Family Housing

KIRA provides maintenance for 500 military family housing units that average 144 emergency calls, 514 urgent calls, 3504 routine calls and 216 change of occupancy maintenance tasks per year. Additional work outside of the contract:

- After the 2004 hurricane season, we replaced 90 roofs, 80 garage doors, and repaired playground damage

- A renovation project included installing 84 shower stalls with new tile shower enclosures
